A carefully considered Cat A+ refurbishment that enhances heritage character while delivering modern, lettable workspace

Athena was appointed to deliver a Cat A+ fit-out and reception refurbishment at Austin Friars, enhancing both the arrival experience and the upper-floor workspace within this characterful City building.

The reception refurbishment focused on elevating the building’s first impression through new floor finishes, lighting and bespoke joinery, with a feature terrazzo floor specified to reflect and respect the heritage of the property. The stairwells were fully redecorated, improving cohesion and quality throughout the shared areas.

The third-floor office space was fully refurbished to provide a Plug and Play Cat A+ solution for future occupiers, incorporating new lighting, flooring and electrical installations. The result is a bright, efficient and flexible workspace designed to support swift occupation while maintaining architectural integrity.

Following the success of this project, Athena was subsequently reappointed to deliver an additional Cat A+ fit-out to the fourth floor, reinforcing the strength of the client relationship and confidence in Athena’s delivery approach.
